Lunenburg Planning Board approves three permits, recommends auction of Lake Lodge parcels

LUNENBURG — May 11, 2026 — Lunenburg Planning Board approved stormwater permits for two development projects and a motor vehicle sales site plan while recommending the Select Board auction two tax-title properties at its May 11 meeting. The board closed public hearings and issued approvals for four stormwater permits at 222 West Townsend Road and one permit at 60 Cross Road, the latter carrying a new condition requiring each construction phase to be signed off before a certificate of occupancy is issued or a bond posted. A site plan for the sale of 12 vehicles at 149 Summer Street was approved with conditions tying all cars to numbered spaces shown on a September 19, 2025 plan and requiring those spaces to be repainted before sales begin. A 12-lot residential subdivision proposed for Parmenter Road and Ruth Street — filed under four applications by Dillis and Roy Engineering for PSG Ground Road, LLC — was continued to June 8 after board members flagged missing fire-department access review, unresolved stormwater overflow questions, and the need for a formal phasing plan and homeowners' association documents. Lakefront resident Judy Viviana of 13 Ruth Street told the board she feared the hillside clearing would send runoff through her yard and into the lake. On the tax-title question, the board voted unanimously to recommend auction of 250 and 356 Hollis Hill Road — the site of the former Lake Lodge — after members concluded the town lacked the funds to claim them for public use.
