Lunenburg ZBA Unanimously Approves Special Permit for 12,900-Square-Foot Contractor Garage
Lunenburg's Zoning Board of Appeals unanimously approved a special permit for a 12,900-square-foot, six-bay contractor garage at 225-229 Leominster-Shirley Road.
LUNENBURG -- May 27, 2026, Lunenburg's Zoning Board of Appeals unanimously approved a special permit for a 12,900-square-foot, six-bay contractor garage at 225-229 Leominster-Shirley Road. The board voted 5-0 at its May 27 meeting to grant dimensional relief allowing PSG Realty 225-229 LLC to site the new building 30.3 feet from the discontinued Old Shirley Road, a reauthorization of relief the same board first granted unanimously in April 2021, which lapsed in 2025 before construction began. Brian Marchetti of McCarty Engineering, Inc., told the board the project grew from the originally approved 9,400-square-foot structure to 12,900 square feet after full architectural and mechanical design was completed, adding a mezzanine, overhead cranes, and a 35-foot interior clear height suited to the company's heavy-equipment fleet. Chair Alfred Gravel, noting he had personally visited the site, said "it definitely is in need of an upgrade" and that a tear-down was the only real option. The permit carries a two-year lapse clause, the same provision that voided the 2021 approval, requiring PSG Realty to commence substantial construction by May 2028.
