Zoning Board · Meeting of August 26, 2026

LUNENBURG — The Lunenburg Zoning Board of Appeals approved three special permits, capping a proposed used-car dealership at 149 Summer Street at 24 vehicles. Chairman Alfred J. Gravelle and members negotiated down applicant Ivan Valinchuk's request for up to 26 total spaces, limiting him to six vehicles along the Summer Street corner and barring customer repairs, after board members said the former gas station lot "looks like junkyard" with roughly 35 cars already on site.

The board also unanimously approved a dimensional variation letting Melissa McCarthy and Stephen Vittone rebuild their home at 18 Oak Ridge Road farther from Lake Shirley, and approved reconstruction of a 65-year-old boathouse at 881 Flat Hill Road for owner Nathan Jones after member Anthony Nicastro flagged "a little inconsistency" between photos shown to the Planning Board and the Zoning Board. Valinchuk said he still needs a Select Board dealer's license and hopes to open by October 1.
